Four kinds of Indiana dirt, four different problems
A wet basement in Carmel and a wet basement in Bloomington are rarely the same job. What is under the slab decides how water reaches your foundation, how the soil pushes on it, and which repair actually holds. This is the first thing our inspector reads about your address before he pulls up.
Glacial till & heavy clay
Clay holds water and swells when it is wet, then shrinks back as it dries. That seasonal push and pull against foundation walls is the single most common reason we get called out here. Because the ground is flat, water also has nowhere obvious to go: it soaks into the backfill beside your foundation and stays there, building pressure against block and poured walls alike.
The problem here is usually less about soil pressure and more about volume: after a wet stretch, groundwater arrives faster than it can leave. Sandy backfill drains freely, which sounds like good news until you realize it delivers water straight to the foundation. Sump capacity, discharge routing and a properly bedded drain line matter more in this ground than almost anywhere else we work.

Limestone & karst bedrock
Bedrock often sits close to the surface here, which changes how water behaves around a foundation. Drainage problems tend to arrive suddenly rather than gradually — a basement that has been dry for years takes on water in a single storm because a subsurface path opened or shifted. That is why the durable fix is almost always water management and structural correction together, not patching the crack where the water showed up.

Hillside slopes & thin soils
On a hillside lot, water does not spread out — it runs, and it runs toward whatever is downhill of it. The same rain that sheds harmlessly off one wall can pool against another. Add the slow downhill creep of soil on a slope and you get the pattern we see most often here: one wall under real pressure while the rest of the foundation looks fine.
