What should I have ready when I call to book an inspection?
Have your address, a good phone number and a short description of what you're noticing, like water after rain, a crack in a wall, or doors that stick. If you know roughly when it started, mention that too. Photos help if you've taken any.
Should I clean out my basement before your inspector comes?
You don't need to empty it. Clearing a path to the walls, the sump pit and the crawl space entrance helps the inspector take readings and photos. If something heavy covers the spot that worries you, mention it when you book.
Can I book an inspection on a house I'm about to buy?
Yes. Since it isn't your house yet, the seller or their agent will need to give us access, so mention the sale when you book. You'll get the same documented inspection and written price an owner would.
