Crawl Space Repair in Paragon, IN

When the hill sends its rain under your house

Paragon is a small Morgan County town southwest of Martinsville, in the hills along the White River valley. Homes here are often built into sloping lots, and many older houses stand over crawl spaces with block walls on thin, rocky soil. On a hillside, rain doesn't soak in evenly. It runs downhill across the yard, and the wall facing uphill catches most of it. Driveways and terraces cut into those slopes can make it worse by steering runoff straight toward the house. Many lots also have shallow rock that keeps water near the surface, where it has little room to soak away before reaching the foundation.

Paragon

Crawl Space Repair for Paragon homes

That uphill wall is where Paragon crawl spaces tend to get wet first. Water seeps through block joints or under the footing, the ground inside stays muddy, and humidity climbs. Over the years soil creep on a slope can push or settle one side of the foundation, so floors upstairs may tilt in one direction. Damp framing also invites mold and rot along joists and sill plates. Rust on ductwork, a sagging subfloor near a bathroom and a smell that hangs in closets on the low end of the house are all common reports. In older Paragon homes, posts set on bare ground at the bottom of a slope can sink a little more every wet season.

Our inspector checks the slope outside, the gutters and downspouts, and every wall and support inside the crawl space. A French drain along the uphill side with a sump to carry water out is a common fix in Paragon, often paired with a sealed vapor barrier and a dehumidifier. If a floor has dropped, our crew adds steel supports under the beam. There is no travel charge for the inspection, and you get a written price. Our crew routes sump discharge downhill and away from the foundation so the water doesn't circle back. We'll explain each step in plain terms, show you photos from under the house, and you can decide on timing. Financing is available.

FAQ

Crawl Space Repair questions from Paragon

Our house in Paragon is built into a hill and the uphill side of the crawl space is always muddy. Why?

Rain running down the slope collects against that wall and works its way through the block or under the footing. The downhill side gets far less. A French drain along the uphill wall, carried to a sump, usually keeps that side dry.

I'm in Paragon and the floors seem to tilt toward the downhill side of the house. Is that settling?

It can be. On a slope, soil slowly creeps downhill, and footings on that side can settle or shift. Damp, weakened joists can add to the sag. We measure the floor and check the supports to tell you which it is.

We've got a walkout in Paragon and the rest of the house is over a crawl space. Do you check both?

Yes, we look at the whole foundation, since water moving around a walkout often affects the crawl space next to it. We'll note where the two areas connect and how the grade works between them. The written price covers whatever needs attention.

My Paragon crawl space has an old sump pit with no pump in it. Should we put one back?

Possibly, but first we'd want to know where water comes in and whether the pit is in the right low spot. A pump with no drain feeding it often misses most of the water. We may suggest a French drain that leads to a new pit and pump.

Will a dehumidifier alone fix the damp smell in my Paragon crawl space?

Usually it helps only part way. If the vents are open and the ground is bare, the dehumidifier fights outdoor air and soil moisture all day. Sealing the space with an encapsulation liner first lets it hold the humidity down.

How far does your crew travel to get to Paragon?

We drive from our shop on W 16th Street in Indianapolis, down through Morgan County. The inspection has no travel charge. We'll find a time that suits you when you call.

I'm selling my Paragon home and the crawl space walls have some cracks. Will that scare buyers?

Cracks in block on a hillside lot are common and buyers' inspectors will note them. What matters is whether they are moving and whether water comes through. We can inspect and give you a written explanation and price to share with buyers.

Can I regrade the yard around my Paragon house myself to keep water out of the crawl space?

Improving the grade and extending downspouts is a good start, and many homeowners do that themselves. On a slope, though, groundwater still moves under the surface toward the uphill wall. If the crawl space stays wet after regrading, an interior drain is usually the next step.

Our Paragon crawl space has soft wood near the bathroom. Is that rot from the plumbing or the ground?

It could be either, or both. A slow plumbing drip and damp soil together are hard on a subfloor. We check for active leaks, measure moisture in the wood and explain how to repair the rot and keep it from coming back.

Is late fall a bad time to do crawl space work on our Paragon house?

Crawl space work can be done most of the year, since the crew is working under the house. Fall is often a good time to seal a space before winter. We'll talk through timing with you when we give the written price.
